Getting StartedFrom first enquiry to your first set of keys

A Melbourne couple came to us in October with two letters on the table. One was from their lender, lifting their repayment by a little over one hundred dollars a month. The other was an advertised offer from a rival bank that looked far cheaper. They wanted to know which number was real.

Home loan interest rates in Australia are built from several layers, and only one of those layers is the headline rate you see in an advertisement. Once you can see the layers, the letters stop being frightening and start being useful.

What Actually Sets Your Home Loan Interest Rate?

Your rate is not a single decision made in one place. It is the sum of what money costs a lender, what the regulator requires, and how risky your particular loan looks.

  • The cost of funds. Lenders raise money from deposits, wholesale markets and bonds. When those costs rise, pricing follows.
  • The cash rate. The Reserve Bank's cash rate target anchors short-term funding costs for every Australian lender.
  • Capital and regulation. Lenders must hold capital against each loan, and riskier lending needs more of it.
  • Competition. When a lender wants to grow its book, it discounts. When it wants to slow down, it quietly stops.
  • Your own profile. Deposit size, loan purpose, repayment type and credit history all shift the final number.

How Does the RBA Cash Rate Affect Mortgage Rates?

The Reserve Bank does not set your repayment. It sets the cash rate target, the rate banks pay to borrow from each other overnight, and that flows through to variable mortgage rates within weeks.

  • As at 23 October 2026 the cash rate target is 4.60 per cent, effective 30 September 2026, published on the Reserve Bank's own cash rate page.
  • Lenders are not obliged to pass a change on in full, and they often move investor and owner occupier loans by different amounts.
  • Fixed rates move before the Reserve Bank does, because they are priced off market expectations rather than today's cash rate.
  • A change announced on a Tuesday usually reaches customer accounts two to six weeks later.

Because of that lag, the rate you were quoted a month ago may no longer exist. Always ask for the rate in writing on the day you apply.

Why Do Two Borrowers Get Different Rates from the Same Lender?

Two applicants at the same bank, in the same week, can be offered rates that differ by a sizeable margin. The lender is pricing risk, not personality.

Factor Lower rate when Higher rate when
Deposit and LVR 20 per cent deposit or more Deposit under 10 per cent
Loan purpose Owner occupied Investment
Repayments Principal and interest Interest only
Loan size Larger balance above a lender's tier Small balance below the tier
Credit history Clean conduct and stable income Recent arrears or short employment

Lenders also assess you at a buffer above the rate you apply for. Since its letter of 6 October 2021, APRA has expected lenders to use a buffer of at least three percentage points, so the rate that decides your approval is not the rate you will pay.

Fixed, Variable or Split: Which Structure Suits Your Loan?

A fixed interest rate buys certainty. A variable interest rate buys flexibility. A split does a little of both. None of them is the clever choice in every market.

Structure What you get What you give up
Fixed Known repayment for one to five years Offset and extra repayments are usually limited, and break costs apply
Variable Offset, redraw, unlimited extra repayments Your repayment can rise at any time
Split Part certainty and part flexibility Two sub accounts to manage and only partial benefit either way

We have written about this choice in detail in our guide to fixed versus variable home loans, including how break costs are calculated. The short version is that a fixed rate is insurance against your own budget being stretched, not a bet on where rates will go. If a rise of two hundred dollars a month would hurt, certainty is worth paying for.

What Makes a Rate the Best Home Loan Rate for You?

Advertised best home loan rates are a shop window. The loan that actually costs you least over the next five years is usually not the one with the lowest headline number.

  • Compare the comparison rate. It folds standard fees into a single figure, though it assumes a set loan size and term.
  • Count the annual package fee. A package worth paying for needs the discount to beat the fee.
  • Check the offset. A genuine offset on a healthy balance often saves more than a small rate discount.
  • Read the cash back conditions. Cash incentives are usually clawed back if you refinance inside a set period.
  • Look at the exit side. Discharge and valuation fees matter if you expect to move within a few years.

Our home loan brokers in Melbourne run this comparison across the panel rather than one product sheet, which is where the difference between a headline rate and a real cost becomes visible.

How Do You Review the Rate You Are Already Paying?

Most of the savings we find are not in a new purchase. They are in a loan somebody set up three or four years ago and never looked at again.

  1. Find your current rate on your latest statement or in internet banking, and write down the loan balance and property value.
  2. Work out your loan to value ratio. If the property has risen and the balance has fallen, you may have crossed into a better pricing tier.
  3. Ask your lender's retention team for its current rate for a new customer with your profile, and ask them to match it.
  4. Put the answer in writing, then compare it against what other lenders would offer the same file.
  5. If the gap is real after fees, start a refinance with a mortgage broker and keep the repayment at the old level so the saving goes into the balance.

First home buyers have a different sequence, because pricing tiers and lenders mortgage insurance matter more than the headline rate. Our first home buyer mortgage broker page sets out how that assessment works.

What We See Across 30+ Lenders

Spotto Finance compares loans across 30+ lenders, and the pattern is consistent. The gap between what a lender advertises to new customers and what it quietly charges existing ones is the single largest avoidable cost in an Australian home loan.

  • Existing customers are rarely moved to the sharpest rate automatically, even after years of perfect repayments.
  • A revaluation after renovations or a few years of growth has shifted more of our clients into a better tier than any negotiation.
  • Borrowers who review their rate once a year, rather than reacting to each announcement, end up ahead.
  • The Melbourne couple from the start of this article stayed with their lender, after it matched a rate we put in front of it in writing.

Rates will keep moving. What you control is your deposit position, your loan structure and how often you check. Those three things decide more of your interest bill than any single announcement.

This article provides general information only and is not financial advice. It does not consider your personal objectives, financial situation or needs. The cash rate figure was checked on the Reserve Bank's published cash rate page on 23 October 2026 and rates change without notice, so confirm current details with your lender before making lending decisions. Frequently asked questions

How often do home loan interest rates change in Australia?

Variable rates can change at any time, but most movements follow a Reserve Bank cash rate decision. The RBA board meets eight times a year, and lenders usually pass a change through to customer accounts two to six weeks after it is announced. Fixed rates can change far more often, because they are repriced whenever funding markets move.

Does the Reserve Bank set my home loan rate?

No. The Reserve Bank sets the cash rate target, which is the rate banks pay to borrow from each other overnight. Your lender decides its own rate using that cost plus its other funding costs, capital requirements, competition and the risk of your particular loan. Lenders are not required to pass a cash rate change on in full.

Why is my rate higher than the one advertised by my own bank?

Advertised rates are usually for new customers with a deposit of 20 per cent or more on a principal and interest, owner occupied loan. Existing loans are rarely repriced automatically. Asking your lender's retention team to match its current new customer rate, in writing, is often the fastest saving available.

Should I fix my rate or stay variable?

A fixed rate suits a budget that cannot absorb an increase, because the repayment is known for the fixed term. A variable rate suits borrowers who want an offset, redraw and unlimited extra repayments. A split gives part of each. Treat a fixed rate as insurance on your budget rather than a prediction about rates.

What is a comparison rate and should I rely on it?

A comparison rate folds standard fees into a single percentage so two loans can be lined up side by side. It is useful, but it assumes a set loan amount and term, so it can mislead on very large or very small loans. Check the annual package fee, offset, cash back conditions and exit fees as well.

Can a mortgage broker get a lower rate than I can on my own?

A broker cannot invent a rate, but brokers see what each lender is currently pricing across a panel and can present your file to the lender most likely to price it well. Spotto Finance compares loans across 30+ lenders, and we also put your existing lender's best offer on the table so you can see both.

Does my deposit size really change the interest rate I am offered?

Yes. Most lenders price in tiers by loan to value ratio, and crossing below 80 per cent commonly moves you to a better tier and removes lenders mortgage insurance. If your property has risen in value or your balance has fallen, a revaluation can move you into that tier without any extra cash.
